This cottage sleeps eight people in four bedrooms, consisting of one ground floor zip & link twin, one king-size double with en-suite shower room, one first floor zip & link twin and one double, as well as a bathroom with roll-top bath. The cottage also has a kitchen with dining area, a sitting room with woodburning stove and a games room. Outside there is ample off road parking and a private garden and terrace. Accommodation overview: Waitby School was built on Waitby Fell in 1680 by James Highmore, a local to the area, for the children of Waitby and Smardale. About a mile and a half west of Kirkby Stephen, Waitby is said to have been an ancient market town, with a castle, chapel and cemetery, but no trace of either is now to be seen. However, the school remains, standing proud on the fellside and, having been purchased recently by another local family, has been lovingly restored, in conjunction with English Heritage, to offer luxurious holiday accommodation. The property stands alone and enjoys uninterrupted views over the surrounding countryside, dotted with livestock and the occasional farmer and tractor at doin up time.

Accommodation overview: These cottages, one a Victorian double fronted detached house and the other the converted stables sit in the very heart of Windermere are tucked away behind the main thoroughfare and accessed by a narrow lane opening out into a small courtyard. Nowadays, the horse and carriages have been exchanged for holidaymakers and the ancient buildings have been successfully converted to provide two most interesting cottages with all the desired 21st century facilities that we are so used to but wonderfully married with an Art Nouveau retro theme throughout, perfectly in keeping with the buildings historic past.

Accommodation overview: A most charming character cottage situated in the village of High Lorton and fully refurbished in 2011. It may sound like a large furry mountain animal, but Yan Yak is actually Cumbrian dialect for One Oak. It has and interesting history, originally part of the very first Jennings Brewery and dates back to the turn of the 19th Century. in 1875 the brewery relocated to Cockermouth and continues brewing real ale to this day - daily tours of the brewery are available. Buttermere, Loweswater and Crummock are nearby, a peaceful corner of the English Lakes with unspoilt scenery. The village has a popular pub/restaurant plus a good hotel/restaurant and Cockermouth is 3 miles away with many amenities.

Kirkbride Hall is a newly built traditional style stone clad terraced cottage located in walled cherry and apple orchards of Melmerby Hall and neighbours the quiet and scenic churchyard of the Grade II listed St John’s Church in Melmerby. The former orchard garden of Melmerby Hall is a beautiful and quiet setting for Kirkbride Hall and its adjoining cottages. Kirkbride has open plan access and parking to the front, and a large enclosed patio and garden to the rear – the perfect sun trap on a warm summers day with lots of room for children and pets to play safely. Kirkbride Hall also has private gated access to the 20 acres of mixed woodland grounds of Melmerby Hall through a wrought iron gate set into the orchard wall. The grounds of Melmerby Hall also include woodland paths, water meadow and a tributary to the River Eden.
Kirkbride Hall was completed in early 2015 and although new, offers all the comforts of a traditional Cumbrian cottage including sandstone walls using stone sourced from within our estate, solid oak floors, antique furniture, and a large welcoming wood burning stove in the comfortable lounge.
The village of Melmerby is set within the heart of the Eden Valley at the foot of the majestic Pennine fells and the famous Hartside pass which climbs to 1904 ft above sea level. An awe inspiring viewpoint on a clear day to take in the entire Eden Valley, the Lake District and, on occasion, southern Scotland! Melmerby also offers a host of facilities to our guests, including an award winning village bakery (providing delicious lunches, bread freshly baked daily on the premises, cakes, hot drinks and lots of gluten free options.), a well-stocked village shop, tea room and post office, a super antique shop (The Brocante Emporium), and a wonderful traditional Cumbrian pub due to re-open in Summer 2015. The well-known 'Coast to Coast' Cycle route also passes directly through the village on the A686 and ascends via Hartside to Alston, England's highest market town.
